Honolulu, Oahu
.

.
Sky Ala Moana Twin Towers form a striking mixed-use development in Honolulu's Ala Moana neighborhood at 1388 and 1400 Kapiolani Boulevard, directly across from Ala Moana Center and steps from the planned rail station. The West (Ewa) Tower rises 400 feet over 43 stories with 388-389 market-rate condominium residences featuring one- and two-bedroom layouts and a 30-day rental minimum, while the East (Diamond Head) Tower reaches the same height across 37-39 stories, housing a 300-unit condo-hotel plus 90 affordable for-sale units in "The Flats" on lower floors. Ground-level commercial spaces, 991 parking stalls, and 436 bike stalls support the transit-oriented design linking Kapiolani Boulevard's commercial strip to Waikiki and downtown.
Residents and guests enjoy over 50,000 square feet of resort-style amenities on the Sky Terrace, including multiple pools, cabanas, BBQs, lush gardens, private lounges, fitness centers, and contemporary interiors blending luxury with island vibes. The towers anchor a shift toward high-density mixed-use living near Walmart, Target, and eateries, with mauka-makai oriented designs preserving view corridors and pedestrian paths enhancing walkability. Developed by JL Capital at a $507 million cost and built by Kobayashi Inc., the project adds housing, jobs, and connectivity to this bustling corridor.
From a technical standpoint, both towers employ cast-in-place concrete structures with steel reinforcement to meet Honolulu's seismic and wind standards, topped by a shared podium for efficient parking and retail integration on a compact urban site. Multi-zone HVAC, elevators in a central core, and smart systems optimize energy use across 15,000 sq ft of commercial space, while environmental features like bike facilities and landscaping align with TOD zoning up to 9.51 FAR. Phased construction minimizes disruption, with affordable units locked for 10-30 years to fulfill housing mandates amid the neighborhood's transformation.
