The Central Ala Moana is a 43‑story residential high‑rise in Honolulu’s Ala Moana district, standing about 421 feet tall and located at 1391 Kapiolani Boulevard, across from Ala Moana Center and near the future rail terminus. It contains 512 condominium units and is designed as a transit‑oriented, urban living tower with easy access to shopping, dining, parks, and bus and rail connections.​

A key aspect of the project is its mix of market‑rate and affordable housing: roughly 310 units are designated as affordable under state programs, with the remaining 202 sold at market prices. Units range from studios to three‑bedroom layouts, and typical floors are planned with a balanced mix of small and larger units so both first‑time buyers and move‑up owners can live in the building. Most residences include at least one parking stall, with larger units generally receiving two, and many homes have mountain, city, or partial ocean views thanks to the tower’s height and siting.​

The project’s amenity deck sits above the parking structure and functions as an elevated courtyard, with a swimming pool, keiki (children’s) pool, barbecue cabanas, seating areas, and a small fitness space that gives residents an outdoor gathering area shielded from street traffic below. At ground level, the building incorporates retail fronting Kapiolani Boulevard, plus landscaping and pedestrian paths that connect to nearby sidewalks and bus stops, supporting a more walkable, mixed‑use corridor around Ala Moana Center.​

From a technical perspective, The Central Ala Moana follows a typical Honolulu high‑rise configuration with a multi‑level concrete parking podium topped by a cast‑in‑place reinforced concrete tower, designed to handle local wind and seismic loads while maximizing efficiency in a relatively narrow urban lot. The structural core houses elevators, stairs, and utilities, allowing the perimeter to be used for living spaces and glazing to capture views, while mechanical systems and fire‑life‑safety features are integrated to meet modern high‑rise codes in Hawaii’s urban environment.​
